Josh clearly outlined the process, made us aware of all the pitfalls and options to position ourselves as the best buyer in any situation. He'll tell you whatever you want to hear all thru the timeline until the last day, when you'll find out you're not getting anything you wanted or he told you he would get you. At the end you'll end up with no first time buyer credit, and a different loan that won't even close on time and will cost more.
